Services

Client Meeting

A no obligation meeting is held with the client to understand the detailed needs of the client. This meeting is held preferably in the client’s home as this gives an insight into the client’s preferences and gives useful comparisons. At this meeting I also establish all of the lifestyle needs which ensure that a house becomes a home; such as hobbies, interests and local facilities required.

Following this meeting, if I am clear that there is no conflict of interest with existing clients, and if the client is happy to proceed then I will ask the client to sign my terms and conditions. The registration fee then becomes due.

Search & Shortlist

A detailed search is then instigated of property currently on the market and about to come on the market. A lifestyle assessment is also completed to determine the locations most suitable for the client taking into consideration the client’s lifestyle needs. An initial shortlist is produced and these properties are viewed, assessed and a final shortlist produced. Reports are prepared on each of the properties on the final shortlist including their associated locations, services and amenities.

Report to Client

A formal report is made back to their client at their convenience. Communications throughout the search period are made in agreement with the client.

Accompanied viewings

Appointments are made to view properties from the final shortlist with the client.

Negotiation & Purchase

The client is supported throughout the negotiation and purchase process as required by the client.

Move in

Once the client has exchanged contracts on the chosen property the commission fee becomes due (less the initial registration fee).

 I do not as a rule search for rental properties. However, if during the process of finding a home for a client it becomes necessary for the client to move in to a rental property then I will be happy to assist with this and will provide my terms and conditions and fees separately.
